Rent Collection Rent collection is one of our primary property management functions and we make every effort to encourage tenants to pay on time.  The majority of all problems can be solved with effective communication.  We send email reminders, post bulletins on our website, and call as a last resort.

Accounting Services All accounting is done online through our secure web site.  Rental Owners are given a logon and password to access their individual accounts where they can view/print their ledger and their tenant’s ledger.  Distributions to Rental Owners take place on the 10th of the month.  We are pleased to offer our clients the option of receiving their distributions via direct deposit.

Inspection, Repairs and Maintenance  Protection and upkeep of your investment is of paramount importance to maintaining property value. Rincon Ventures stays on top of your property to ensure it is kept in the best possible condition including:

LEASING  Our goal is to keep your property occupied with responsible tenants. It takes an average of 30-60 days to locate suitable tenants. Our aggressive leasing program is extremely effective in getting your property rented in a timely manner. And, we don’t rent your property to just anyone. We pride ourselves on our extensive tenant screening and credit investigation process. All applicants must complete a detailed rental application and provide credit information as well as references.

ADVERTISING  We do extensive advertising and promotions to increase your property’s visibility in the marketplace by placing ads in several print and web media. Highly effective rental signs are placed on your property 30 days before it is vacated.  In addition, we list your rental in the Tucson Multiple Listing Service and our company website which makes it accessible to real estate professionals and the public.

PRICING  We charge a very low fee of 7.5% of the gross rental amount per month for our property management services.

ACCOUNT SET UP  Our account setup fees is $275 per home that we accept under management.  For apartment complexes of more than 5 units, setup fees are $100 per unit. This is a one-time fee and includes: sign placement, advertising, banking fees, and lease administration.  Wealso offer multiple home discounts.
